Which type of application should I apply for?
Full Plans
A Full Plans application must be accompanied by full detailed drawings and information showing how compliance with the Building Regulations will be met. The plans will be checked by a Building Control Surveyor who will contact you or your agent if further information or amendments are required prior to a decision notice being issued.

You or your builder must notify us when work commences and call us out to inspect the work at various stages dependent on the type of work you are carrying out. A Building Control Surveyor will inspect the project to ensure that the construction complies with the Building Regulations.

Charges are payable in two stages for a Full Plans application. On submission of your application, you must submit a Plan charge and then following the first inspection of your project, an invoice will be raised for the Inspection charge. (Please see our Charges Guide for a quote, or call us on 0808 1685041). The invoice will be sent to the person named as applicant on the form, unless we are otherwise notified.

Please note that all applications for works to Commercial properties must be made under a Full Plans application.
Building Notice
A Building Notice submission does not require the submission of full detailed drawings and information on how compliance with the Building Regulations will be met. A scaled block plan showing any proposed extension in relation to the existing property and surrounding boundaries should be submitted and it may be necessary to submit additional information prior to the work commencing (eg structural calculations). It is best used for smaller projects eg replacement windows, small extensions, internal alterations. This process may not be used for works to a commercial property, for works that will be built close to or over a sewer, or where a new property faces onto a private street.

A one off Building Notice charge is payable on submission of your Building Notice application dependent on the type of work to be carried out. (Please see our Charges Guide for a quote, or call us on 0808 1685041).

An acceptance letter will be issued to you. A Building Control Surveyor will inspect the project to ensure that the construction complies with the Building Regulations.
Regularisation
This application is required if the building work has already been carried out without Building Regulation approval. A Building Control Surveyor will visit the site to inspect the work and advise if further work is required prior to a Regularisation Certificate being issued.
